We're a cleaning service, not a property manager. We're happy to help with extras — here's exactly what they cost, up front.

1. Included in every clean
Every scheduled turnover or home clean includes all of this, at your quoted price.
Kitchen
- Load, run and empty the dishwasher; wash anything left in the sink
- Wipe counters, backsplash, cabinet fronts and appliance fronts
- Clean the stovetop, and the microwave inside and out
- Clear out food guests left behind and wipe up spills in the fridge
- Clean the sink and faucet
- Sweep and mop the floor
Bathrooms
- Clean and disinfect toilets, tubs, showers, sinks and counters
- Shine mirrors, glass and fixtures
- Empty trash cans and put in fresh liners
- Sweep and mop the floor
Bedrooms and living areas
- Strip the beds and remake them with clean linens
- Dust surfaces we can reach from the floor: furniture, lamps, shelves, TV stands
- Vacuum carpets and rugs; sweep and mop hard floors
- Wipe light switches, door handles and remote controls
- Set out towels, pillows and throws the way you like them
Whole home
- Take trash out to the outside bins
- Quick sweep of the patio/balcony
- Restock from your supplies at the home: toilet paper, paper towels, soap, dishwasher pods, coffee
- Check supply levels and report anything running low (toilet paper, soap, coffee, etc.)
- Photo proof and a damage report sent to the owner after every clean
- Bring in packages already at the home during the clean
- Let you know when an appliance or piece of equipment (washer, dryer, vacuum and so on) is worn out and needs replacing. Replacing it is the owner's responsibility.
- Lock up, set the thermostat, and turn off lights on the way out
Washing linens and towels is the laundry service, priced on your quote. Deep-clean extras (inside the oven or fridge, windows, grill, outdoor furniture) are listed under Additional services.
2. Cleaning prices
Your cleaning and laundry price is based on your home's square footage. The instant quote works it out in under a minute.

4. Additional services
All billed with the trip & time pricing above.
- Errands and supplies: AC filters, light bulbs, batteries, toiletries, paper goods, coffee, Costco or Sam's Club runs.
- Small maintenance: Changing AC filters, swapping light bulbs, smoke detector batteries, resetting the Wi-Fi router or a tripped breaker, thermostat checks.
- Waiting on vendors: Letting in the plumber, AC tech, pest control, cable installer or a delivery.
- Guest issues: Emergency mid-stay cleans, lockouts, extra towel drop-offs, excessive mess, pet hair.
- Lost and found: Shipping items guests left behind (time plus the shipping cost).
- Seasonal: Monthly vacancy checks (run the water, flush toilets, check for leaks), hurricane prep (bringing in outdoor furniture), post-storm checks, opening and closing the home for the season.
- Deep-clean add-ons: Inside the oven, inside the fridge, windows, grill, outdoor furniture.
- Damage claims: Photos and an inventory for Airbnb or VRBO claims.

5. Policies
Cancellations
- Free with at least 24 hours' notice.
- With less than 24 hours' notice, or if we arrive and the clean was cancelled without telling us, or we can't get in: 50% of the cleaning price, with a $75 minimum.
Guests still in the home
- We'll wait up to 15 minutes at no charge.
- After that, we'll check with you. We can wait, at our hourly rate ($65 an hour, by the half hour), or leave and come back later for a $75 return trip charge.
Payment
- A card on file is required. We charge it after each clean, and email you a receipt.
- If a payment fails and isn't fixed within 7 days, a $25 late fee applies.
Card processing fee
- There's no card processing fee right now.
6. What we don't do
To keep everyone safe and our service simple, we don't:
- Do post office or mail runs
- Care for or transport pets
- Drive people
- Handle cash or payments for owners or guests

Every quote request includes agreeing to this sheet. We save the version you agreed to, with the date, so we're always working from the same page. Prices can change over time; the version you agreed to stays on file with your quote. Questions? Ask Beatrix before your first clean.
